The complexity of the building, or parts of the building, may have considerable impact on the value of fees charged. Small contracts often require the same documentation as larger buildings and this is reflected in a higher fee percentage for lower value work. Generally work on projects less than $200,000.00 will be carried out at charge out rates. These rates will be $50.00- $70.00/hour for senior staff and CAD operators to $100.00-$150.00/hour for principals.
Generally the fee for alteration work will be 2% higher than new work.
Fees do not include GST or fees for other consultants that may be required to obtain a building consent. Fees to site measure and detail existing buildings are additional.
Disbursements such as printing, toll calls and cellular phone calls
Fees required to obtain Resource Consents are not included in the fee percentages outlined.
The fees are for the complete design service of:
- Site inspection
- Preliminary design
- Developed design
- Construction documentation
- Site observation
- Contract administration.
Generally fees will be invoiced monthly and the stages will be charged at the approximate percentages as follows:
- Site inspection 2%
- Preliminary design 15%
- Developed design 8%
- Construction documentation 55%
- Site observation / Contract administration 20%
Individual offices may have variations to the percentages listed for the stages of work.
The fee quoted may vary from project to project. Complicated briefs, Territorial planning requirements, Building Consent Authorities requirements, or difficult topographic sites will also be reflected in the value of fees quoted.
When selecting an architectural designer you should first check they are a member of ADNZ. You should consider whether their design style and personal approach will suit you and your requirements. Having chosen an ADNZ member, hold preliminary discussions about your project ideas to clarify the steps you should take next.
This discussion with your architectural designer either onsite or in their office, should clarify your design brief and the project feasibility, building costs, timeframes etc.
Charges for services provided by your architectural designer will obviously vary depending on the type and scope of your project. Charges will be discussed and agreed by the designer and the client at time of engagement.
The sketch plan is your architectural designerメs design concept, prepared to suit your requirements, and other relevant information including Resource Management, budget etc. The sketch plan will provide a floor plan, elevations or perspective to enable further discussion and development of the design.
Your architectural designer can assist you in the selection of a building site, or suitability of an existing building, to maximise its future potential. This will involve site inspection, checking resource management requirements and may involve liaising with other professional consultants for soil tests, structural checks, valuer reports, etc. Site levels may need to be taken and existing buildings measured.
These are the final technical drawings with written specifications that define the quality of materials and workmanship required in the construction of your project. The extent of documentation required will depend on the site, type of construction and type of project, or your own requirements. Engineering, surveying or other specialist consultants may be engaged at this stage for completion of the drawings. These documents are used for pricing, tendering and building consent application, and will form part of your building contract documents.
When all drawings and documents are complete, you may engage your designer to select building contractors to tender for your project. Following tender analysis the successful contractor is chosen, a building contract is prepared and signed.
Observation of the building works, through to completion of the project can be carried out by your architectural designer as part of your agreed services to be provided. This includes site visits and checks to monitor work in progress, control site variations and workmanship, checking and approving payment claims from contractors with any necessary adjustments, and final checks at completion for code compliance certification.
ADNZ members can also offer advice on the selection of interior finishes, floor coverings and colour schemes, should you desire this additional service.
